NOTICE RESOLUTION OF THE BUFFALO PRAIRIE COMMUNITY FIRE PROTECTION DISTRICT TO SELL SURPLUS REAL ESTATE WHEREAS, the Buffalo Prairie Community Fire Protection District (hereinafter referred to as the “District”) owns the following described real estate, to-wit: That Part of the Northwest Quarter of the Southwest Quarter of Section 33 in Township 16 North, Range 4 West of the Fourth Principal Meridian, Rock Island County, Illinois described as follows: beginning at the Northeast corner of Lot 1 in Buffalo Prairie Masonic Lodge #679 Subdivision, said point being on the West line of a public highway; thence West along the North line of said subdivision 61 feet; thence North a distance of 70 feet; thence Easterly 66 feet to the West line of a public highway (said point being designated as opposite station F-53 on the right-of-way plat recorded in Book 26 of Highway Plats on page 287); thence Southerly and Westerly along said West rightof-way line to the place of beginning. Said tract is the same tract that has previously been described as follows: that part of the Northwest Quarter of the Southwest Quarter of Section 33 in Township 16 North, Range 4 West of the Fourth Principal Meridian, Rock Island County, Illinois, described as follows: beginning at a point on the West right-of-way line of the public highway designated as opposite station F-53 on the right-of-way plat recorded in Book 26 of Highway Plats on page 287, thence West along the South line of the tract owned by Lawrence Reason a distance of 66 feet, thence South a distance of 70 feet, thence East 61 feet, more or less, parallel to said South line to the West right-of-way line of said public highway, thence northerly and easterly along said right-of-way line to the place of beginning, c/k/a 18518 206th St. West, Buffalo Prairie, Illinois 61237, PIN 2133300013. AND WHEREAS, located upon the above described real estate is the former Buffalo Prairie, Illinois fire station of the District which is now vacant and no longer being used for fire protection purposes. AND WHEREAS, the District now wishes to sell this real estate pursuant to 70 ILCS 705/10a. AND WHEREAS, a MAI certified appraisal of the above described real estate and improvements located thereon has been conducted by Tom Weber, a State of Illinois certified general real estate appraiser. NOW THEREFORE, in consideration of the foregoing recitals and the terms and conditions hereinafter set forth, IT IS HEREBY RESOLVED BY THE TRUSTEES OF THE BUFFALO PRAIRIE COMMUNITY FIRE PROTECTION DISTRICT AS FOLLOWS: 1. The above described real estate shall be sold at public outcry by the Trustees of the District at 6:00 p.m. on August 12, 2020 at 18518 206th St. West, Buffalo Prairie, Illinois. No sale price less than 80% of the appraised value of $26,250.00 or $21,000.00 will be accepted. The appraisal may be inspected by contacting Karl Bredberg, Attorney at Law, 2020 SE 3rd St., P.O. The above described real estate is currently zoned as L1-Light Industrial District according to the terms of the Rock Island County, Illinois Zoning Ordinance. The parcel contains approximately .13 of an acre, more or less, and the building contains approximately 1808 square feet, more or less, and consists of a cement block building with large overhead doors. 4. The terms of the sale shall be $5000.00 down the day of the sale with the balance of the purchase price due on or before 30 days after the sale date. The real estate taxes are currently $ -0- on the premises and there will be no real estate tax proration at closing for the 2020 general real estate taxes, due and payable in 2021.
